VALLEY VIEW - Application of Mahan Corporation for
Preliminary and Final Plat Approval,
Four Lots on north side of Pensacola Avenue between Bon
Secour and Perry, a redivision in Block 23 Volanta for the
purpose of constructing single family homes.
This application is contingent upon the acquisition of
additional property to the east which will enable the
applicant to meet minimum frontage and area requirements
for the R-2 District. Applicant has submitted a copy of
a purchase agreement to that effect.
The lots as delineated appear to meet the minimum
requirements for the R-2 Zoning District and the plat is
generally in order. However, you will note that this
application is submitted under the authority of a contract
for sale held by Mahan Corporation and the approval of
this application may be a condition to fulfill terms of
the contract.

no proprietary interest of a
property address vested in any particular owner, change
can be disruptive and is not to be undertaken lightly.
I recommend that preliminary and final approval, if such
be granted, be on condition that Mahan's ownership be
completed and the plat be signed within 60 days from
date of approval or such approval shall be null, void and
of no consequence. No other owner may secure the
signature of approval on such plat until such owner has
re -submitted the application under his/her own name and
the same shall have been approved.
ARYSHIRE ESTATES - Application of Ausman Land and
Development, 10 Lots on the north
side of Gayfer Avenue Extension between County Road 13 and
County Road 27, Final Plat Approval.
Preliminary approval was given this development at the
March, 1994 meeting as Aryshire Glen. Conditions of the
preliminary approval have been met and the plat is

The County Engineer must sign the plat before it can be
recorded. No water connections will be approved until the

City Water Department has received clear bacteriological
reports and is satisfied that the additions to the system
are in conformity with all health requirements.
Final Plat Approval is recommended.
VOLANTA RESUDBDIVSION - Application of John Glover estate
for Preliminary and Final Plat
Approval of Three Lots as a further re -subdivision of part
of Block 5 Volanta, a re -arrangement of lands divided and
approved at the March 1993 meeting. Land is located in
the B-1 Zoning District and is bounded by Volanta Avenue,
North Section Street and MIller Avenue.
Preliminary and Final Plat Approval is recommended.
WILLOW WAY - Application of KKPC Joint Venture for
Preliminary and Final Plat Approval,
Three Lots on the west side of County Road 27, some
4000 feet south of County Road 32.
Lots proposed are in excess of three acres. There is
no new street proposed and the total development is less
that ten acres, therefore Section 804, Stormwater
Management is not applicable.
The County Engineer must sign the Plat before it can be
recorded.
Preliminary and Final Plat approval is recommended.

Subsequent discussion with the applicant has resulted
in applicant's request to withdraw submittals. _Th _s

SITE PLAN REVIEW - Proposed building for Fred Watkins,
dba. Fairhope Floor Covering at 362
South Greeno Road in the M-1 District.
Building generally conforms to landscaping and parking
requirements as set forth in the Zoning Ordinance.
Stormwater runoff to state's highway drainage system
shall not be increased. On site retention will be
required to that end.
With the concurrence of the Commission, I am prepared
to issue the building permit in conformity with
applicable codes.
NEW BUSINESS - Architect and Builder will request
permission to align proposed addition at 250 North
Church Street with existing buildings along Church
Street, as provided in Section 5.424 (b) ( 1 ) of the
zoning ordinance.
OLD BUSINESS - In lieu of constructing new off -site
retention pond for Quail Creek, Unit 3,
as reviewed at May meeting, the developers propose to
raise the freeboard height of the City's existing
lake at Quail Creek to receive and retain the added
flow from Unit 3. I concur with the plan and recommend
that the May review be modified to permit developers to
proceed with that plan.
