HomeMy WebLinkAbout02-07-1994 Planning Commission Agenda'TO: FAIRHOPE PLANNING COMMISSION FROM: Meeting of: 07 FEB 1994 1 Planning/Zoning Officer Dietz Tract - Request for Informal Plan Review, 33 Lots west of County Road 3, south of County Road 44, near Point Clear Stables. Land lies outside the City, is not subject to Fairhope Zoning Regulations, but will likely be subject to county zoning. Stormwater management requirements of Section 804 of the Subdivision Regulations will apply to this development. Owners will be required to obtain an NPDES permit from A.D.E.M. Owners must conform to the more stringent provisions of either county or city regulations. The county commission will be the body to accept improvements for maintenance. County engineer's approval must appear on Plat before final recording. Curbs or islands at intersection with existing road must be so designed as to conform to good engineering practice and must not create a traffic hazard or aggravate an unsafe traffic condition. Fire protection must be provided to the extent that available water pressure and volume will permit. Unless an alternate design is specifically approved, all curb and gutter shall have a minimum width of 30 inches, measure through the cross section of the curb/gutter. At the divided roadway at entrance, ribbon curb should be installed on the median side to permit return of water to ground in median, with a cross slope from curb and gutter to median, no roadway crown.
