at 5:00 p.m. at the City Administration Building, 161 N. Section Street,
Fairhope, Alabama.
Present: Chairman Richard Sanderson, members William Lucey, James P. Nix,
Cecil Pitman, Maxwell Killoch, Roy White, Cindy McBrearty
The minutes of the January 9, 1990 meeting were duly considered and approved
as written on motion by Maxwell Killoch, seconded by Roy White and unanimousl,
carried.
The first item on the agenda was a sketch plan review of a re -subdivision
of Rack Acres/Phillip Stenzel land located off of Blue Island Avenue.
Seth Moore and Phil Dyson were present to answer questions if there were
any. Maxwell Killoch asked if this was deeded land and Mr. Dyson replied it
was. Land contains some 10 acres and is being proposed into 19 lots, R-1
residential district. Bob's comments alluded to the developer checking with
the Water/Sewer department as to availability of water and gravity sewer
service to serve the site. Mr. Moore was asked if when plan presented again
will contour lines be shown and he remarked yes. The developer was questione
as to the repetitive numbering, and he remarked that at this time it is planned
to do in phases. Bob had also noted that formal plat should not show building
setback lines thereon. Mr. Moore said he had a copy of the comments drawn
up by the building inspector. No formal action was required at this time and
Mr Nix commented that it seemed about as good a layout as could be planned
for this property. Mr. Dyson told the Commission that there could be a
zoning request from R-1 to R-2 presented on this, it had not been decided yet.
Mr. Pitman remarked that he would like to keep it R-1. It was conveyed that
the Commission was enthusiastic about what presented.
A sketch plan review of Woodchase subdivision (4 lots) was presented by
Joe Haydel, property located in Montrose off of Highway 98 near Rock Creek.
What is proposed is a privately maintained street with a permanently closed
cul de sac. The lots proposed contained excess of the 25000 ft required and
showed that the front setbacks at the cul de sac could be arranged to produce
the 125 ft of frontage required. Mr. Lunsford had also called for 10 ft utility
easement on either side of the road, Mr. White said he wanted to make sure
they understand this, they said they did and will adhere to same. Mr. Killoch
questioned the 18 ft road planned and asked if they would be a reeable to 20 1
They said they saw no problem with that. it was conveyed that considering
all comments that everything was agreeable as discussed.
There being no further business, meeting was duly adjourned.
