The Fairhope Planning and Zoning Commission
met in regular session on Monday May 5, 1975
at 5:00 P.M. , at the City Administration
Building, 387 Fairhope Avenue, Fairhope Alabama
with Chairman John Parker presiding.
The following members were present: Mayor James
P. Nix; Mr, Jack Kirk; Mr. Harford Field; Mr.
Chester Billie; and Councilman Barney Shull.
Members Absent: Mr, Ray Gibson; Mr. Cecil Pitman;
and Dr. Pierce Fredrick,
Mayor James P. Nix made a motion to approve the
minutes of the previous meeting, Mr. Harford Field
requested that the following changes be made in the
minutes: That the " S " added on to Field in two
places be omitted ; and that the motion by Ray'
Gibson , seconded by Harford Field; changing the
meeting time from 5:00 P.M. to �7:00 P.M. read to
show that 2 voted in favor and four members were
opposed.
The application of E.G. Rickarby for final plat approval
of E.G. Rickarby sub -division was presented.
Mr. Bob Lunsford was present representing Moore
Engineering Company,
Councilman Barney Shull moved that with the completion
of documents for the State Health Department that
plat be approved. Mayor James P. Nix seconded the motion.

The application of Oak Construction
Company, Inc. , for Preliminary Plat Approval and Conditional
Final Plat Approval of Lea -Brook sub -division , was presented.
A discussion followed and it was decided that lots 5 & 6
be combined into lot 5 and that lots 7, 8, 99 be combined into
lot 7.
Mayor James P. Nix made a motion to approve Lea -Brook sub -division
subject to Lea -Brook drive being paved/and or a preformance
bond is posted and that the necessary papers be secured for the
Health Department. Barney Shull seconded the motion. Motion
Carried.
The changes to the Zoning Ordinance were reviewed. Chairman
John Parker set a tentative date for a special meeting of the
Planning Board on the 19th of May at 7:30 P.M. so that the
required papers necessary for the Alabama Development Office
could be reviewed and prepared in order to meet the deadline of
June 30, 1975.
There being no further business to come before the Board
the motion was made by Mayor James P. Nix and seconded by
Harford Field to adjourn the meeting. Motion Carried.

NOTICE OF PUBLIC MEETING
There will be a public meeting in conjunction with the Fairhope
Planning Commission, on Monday, April 7, 1975, at 5:00 P.M. at
the City Administration Building , 387 Fairhope Avenue, to discuss
the request of Rudolph Rosenquist for the rezoning of property
from R-2 to R-3. Property located on the corner of Fig Avenue and
Satsuma Street, Lot numbers 11 and 12 of Magnolia Beach Sub- Division.
All interested parties are requested,to be present

REVISIONS TO THE ZONING DISTRICT MAP
The following revisions have been made to the Zoning District Map
at regular and special called meetings of the Fairhope Planning
Commission:
1. That the Berglin property be changed from R-3 to R-5 Zone.
2. That the property from the Welker place to the Gulf Station
be zoned B-3B.
3. That the west side of Mobile Avenue from Foraman Realty
thru the Moyer's property be zoned R-2.
4. The S/W corner of Pecan and Section Street be changed from
R-3 to M-1.
5. The area called East of the Sun be a combination of B-2 and R-3
6. The Corte frontage on'Greeno Road from Amos Wagner's property
be zoned R-4.
7. Holly Drive be changed from R-2 to R-1.
8. Mr. Byrd Moore's property be zoned R-3 from the area on the east
side of Greeno Road at Edward's Avenue.
9. That the Trailer Park area " Lam's " be left as R-1.
10. That the intersection of Section Street and Robertsdale Road
be zoned R-3.
11. That the property on the East Side of Section Street from Bay
Nautical to and including Trailway's Oil Co. be changed from
B-1 to B3B.
12. That the block on the South side of Morphy next to the sub -station
be changed from R-2 to B-2.

13. That the property facing Volanta Avenue on the north side
to a point opposite the 4-H Club be changed to A-3B.

14. That the property off of Ettel and Fels presently zoned R-3
be restated as R-S.
The following areas are under question and are being checked by
Mr. Don Pruitt:
1. The zone line at Tanglewood Sub -Division.
2. R-3 Wiley property is not zoned on the zoning
district map.
