HomeMy WebLinkAbout08-06-1984 Regular MeetingI II III IV V VI The Planning & Zoning Commission of the City of Fairhope met August 6, 1984 at the Civic Center Complex 161 N. Section Street, Fairhope, Al at 5:00 p.m. Present: Chairman Roy White; members Cecil Pitman Jack Kirk, Robert Mason, Cindy McBrearty The minutes of the June meeting were approved unanimously on motion by Robert Mason, seconded by Jack Kirk Cindy McBrearty moved to accept the re -zone application of Ella Mae Robinson from R-2 to B-1 for public hearing at the next regularly scheduled meeting. Robert Mason seconded and motion carried unanimously. Bob's comments were noted The Board considered the subdivision application of J.O. Mixson for a 3 lot subdivision of their property located on the N. side of Pecan Street -between Dyson and Pecan Street. Bob's comments were noted in that two lots contain 2 minimum R-2 lots, lots 2 & 3 having existing structures which do not conform to R-2 front yard requirements of 35 ft. One lot having 1.3 acres and 110 ft of frontage. The applicant was advised that Lot 3 is incapable of further subdivision with access from Pecan St. as will not meet R-2 requirements. Final approval was recommended with these points noted. Cecil Pitman so moved to grant final approval, Jack Kirk seconded and motion carried unanimously. The George Nolte subdivision application was considered. This consisting of some 4 acres,4 lot subdivision on S. Section St. Bob had pointed out we had Health Dept and County Engineer approval and the plat is in conformity with the regulations, he further recommended final approval. Cecil Pitman moved to grant final as recommended, C.McBrearty 2nd and motion carried unanimously. Covered Bridge Estates -Unit IV was considered this being a 21 lot addition and final approval is being sought. Bob had commented that the plat was in order and final approval was recommended subject to: complete installation of street and utilities and submittal of as built plans, or posting of financial guaranty of performance acceptable to City, and approval by the Health Dept. Cecil Pitman moved to approve subject to these recommendations being met, Cindy McBrearty seconded. John Hodges was requested by Mr. Lunsford to come tonight to discuss The Harbor condo's. He did not come. Bob had presen for the Commission's study some comments. No action was requir he just ask that they study them at this time. The committee to study private streets in subdivided lots had a report and the Chairman asked that this be considered at a study session. A study session date was made of August 15th with a public hearing date set at September 4, 1984 as the next regular meeting date. There being no further business, meeting was duly adjourned. 20
