The Planning & Zoning Commission of the City of Fairhope met for their
monthly meeting on August 6, 1979 at the City Administration Building,
387 Fairhope Avenue, at 5:00 P.M. with Chairman John Parker presiding.
Those members present: Jack Kirk, Cecil Pitman, James P. Nix,
Leona Newman, Pierce Frederick, Bill Worlamn and Don Pruitt
Planning Consultant
Sam Damson representing Earle Mciillan and Niemeyer addressed the Board
on the applicationiof Greeno Park, Inc. for preliminary and final plat
approval of the resubdivision of Lot 15 of Greeno Park. This lot being
located on the east side of Greeno Road at the northeast corner of Spring
Run and Greeno Road. It includes subdividing one large lot in excess of
18 acres into two lots. Discussion led to the recommendation to 11r. Damson
that since there already existed a Lot 1 and 2 in the original plat, having
this read Lot 15, A & B. in order to avoid confusion in the future. Mr.
Pruitt stressed that particular attention be given to the planning of
the rest of this area as it might become"land locked". That they needed
a systematic way to utilize the land best. Mr. Nix moved to grant this
request subject to it being designated on plat as Lot A & B, Bill Workman
seconded, and motion carried unanimously.
Mr. Damson presented to the Board an application of Sonic Industries, Inc.
for a building permit to construct a fast food business.on Lot A(parcel
fronting on Greeno Rd). Mr. Pruitt pointed out that a review of the plans
presented did not show the required 60 feet building set back. That this
would have to be adhered to. Mr. Damson remarked that he had noted this
also and that the owners had already agreed to moving the structure back
although the plans did not reflect this. Mr. Damson was also questioned
as to where the sign might be placed, that this was not clear. Ile was not
sure at this time. Cecil Pitmarr put -in the forn_=of motion granting the
permit request if the building is moved back the required 60 feet. Jack
Kirk seconded and it was unanimously carried.
Carlton Niemeyer addressed the Board for Charles Dyas in requesting a
re -zone of his property located between Highway 98 and Highway 104
bordering on Highway 98 four -lane from R-1 to B-1. This will be considered
at the September meeting as a public hearing is required for any rezone
applications. The northern strip is the portion being requested for rezoning
and this same piece of property has been submitted for rezoning several
times before this.1 Mr. Niemeyer stated that the application is basically
the same.
IV Mrs. Barbara Hays came before the Commission seeking advice on some property
located on North Section Street that she had lised. The lots start on
Rosa run to Barclay and on to Miller Avenue. Seven in all. She was asking
about the possibility of rezoning this to Business as she had not been able
to sell them for residential use. Mr. Parker

other suggestions were made to tit--,- as to what she could try to accomplish
with this property. She thanked the Commission for their guidance.
V Bruce Knodel and Leo Newberry were present representing the Presbyterian

,,,� Church and their desire for expansion at their present site. They had been

presented tonight a different designed parking lot area. die expressed
U al��. a desire for the church to use the dedicated alley to back into in order to
save several trees that would have to be cut down if this alley could not be
used. Discussion led to it being suggested that a public meeting be held
at the September Planning & Zoning meeting in order to hear opinions from
residents in thi,area. This was agreeable with all.
VI Chairman Parker read a letter of resignation from Bill Workman effective
September 11, 1979'. Mr. Workman was lauded for his many and worthwhile con-
tributions to the i and during his two year service.
There being no further business, meeting was adjourned.

from the Fairhope Planning and Zoning Commission, effective Sep-
tember 11t 1979•
Although I regret leaving the Commission, my two-year tenure has
provided me with an increased appreciation for the problems facing
the Cityq and for the dedication of all who serve the City of
Fairhope.
I am grateful to you for allowing me the opportunity to serve
Fairhope.
