Minutes tor Meeting October 4, 1976
The Fairhope Planning and Zoning Commission met in
regular session on Monday, October 4, 1976, at 5:00 P.M.
at the City Administration Building, 387 Fairhope.Avenue,
Fairhope, Alabama,.with Chairman John S. Parker presiding.
The following members were present: Mr. Harford Field,
Dr, Pierce Fredericks, Mr, Jack Kirk, Mrs. Leona Newman,
Mr, Cecil Pitman, Also present was Building Inspector for
the City of Fairhope, Mr. Harmon Stearns and the South Alabama
Regional Planning Consultant, Mr, Don Pruitt,
Members absent: Mayor James P. Nix, Mr. Chester Billie
and Mr, Barney Shull,
Mr. Jack Kirk moved, seconded by Mrs. Leona Newman,
to approve the minutes of September 13, 1976 meeting as sub-
mitted. Motion carried,
I, The first item brought before the Commission was the
.application of Alma E. Britton for final plat approval of
the Britton Subdivision; a resurvey and subdivision of one
(1) parcel into three (3) lots; situated in the northwest
one -quarter (4) of Section 16, Township 6 south, Range 2
east; located at the southeast corner of Greno Road and Gayfer
Street.
This proposed subdivision consists of subdividing one
parcel containing 3.56 acres into three lots. Proposed lots
one (1) and two (2) contain 24,360 square feet, respectively
while lot three (3) which has a residence in place, will
have 78,735 square feet of lot area. All of the proposed
lots have city water supply available, Gas Service is with-
in convenient distance to be economically feasible to provide.
Sanitary sewers are not available at this time; however, it
appears that Lots one (1) and two (2) are to be provided with
this service.
Mr. Cecil Pitman moved, seconded by Dr. Fredericks, to
grant preliminary approval of the Britton Subdivisions appli-
cation holding final until an answer is obtained from the
County Sewer Division. Motion carried.
II, The next item brought before the Commission was the
continued application of Claude A. and Evelyn Jopsen for
Preliminary Plat approval for a resurvey and subdivision of
High Ridge Estates into ten (10) lots. This property is sit-
uated in Section 5, Township 6 south, Range 2 east; located
at the Northwest corner of Parker and High Ridge Roads.
After a lengthy discussion the following was decided:
to The applicant has filed to meet the designed
standards in compliance with the subdivision
regulations as to the minimum frontage to each
newly subdivided lot and the access to a public
right-of-way with that minimum frontage.
2. It was also decided to encourage the applicant to comply
with Mr. Charles Zeyner of the Baldwin County
Health Department, in his plea for an investigation
determining the adequacy of the water table and
the limit as to the allowable frequency of drilling
for water with this subdivision area.

Mr, Cecil Pitman moved , seconded by Mr. Harford
Field that these conditions and regulations are to be met
before the Commission is to approve application. Motion
carried.
III, The third item brought before the Commission was the
application for a building permit at the Will Hayes Storage
Site. At present there are three storage buildings each
being 160 X 30.feet this additional storage site would be a
logical symmetrical extension to the east. Present as a
representative of the Gray Cain Firm, was Mr. Carl Conley.
Mr. Cecil Pitman moved, seconded by Mr. Harford Field
to approve the application. Motion carried,
After a brief discussion pertaining to the re-election
of officers for the Commission, there was no finalized reso-
lution and it was decided to bring this item forth at the
November meeting.

Commission, the meeting was adjourned._
