HomeMy WebLinkAbout02-02-1975 Regular MeetingThe Fairhope C_ nning and Zoning Commission met in regul (session Monday, Jabruary 2nd, 1975 at the City Administration Building, 387 Fairhope Avenue, Fairhope, Alabama with Chairman John Parker Presiding. The following members were present: Mayor Nix, Councilman Shull, Chester Billie, Dr, Pierce Frede- rick, Jack Kirk, Harford Field, and Ray Gibson, Cecil Pitman was not pre- sent. Motion by Councilman Shull,,seconded by Dr. Frederick that the minutes of the January 6th meeting be approved. Motion carried. The Application of Carlton and Kenneth Niemeyer for Final Plat Approval of Orchard Subdivision was presented. Motion was made by Mayor Nix, seconded by Councilman Shull that Final Approval be granted subject to providing the City with Performance Bond and setback line shown on final plat. Mr. Niemeyer stated that he will post Bond. Motion Carried. The Application of Robert R. Nahrgang for Preliminary Plat Approval located on Fairwood Boulevard was presented. Mr. Pruitt noted that there are a number of omissions in the Application and recommended that the request be continued for the engineer to furnish the appropriate information in com- pliance with the Subdivision Regulation. Mayor Nix made a motion to pass over the Application for one month until the proper Application is made. Seconded by Dr. Frederick. Motion carried. Mr. Bob Green presented a petition with twenty three (23) signatures re- questing rezoning of his property on Greeno Road for a Garden Center. Chair- man Parker suggested that Mr. Green present this request to the Board of Adjustment so that they can modify existing regulation to rezone for this request. Councilman Shull moved and Mayor Nix seconded motion that Mr. reen submit his plan to the Board of Adjustment and request variance with- out rezoning. Motion carried. Mr. Green agreed to hold Petition until the Plan is presented to the Board of Adjustments. 1. Mr. Stearns, CSlding Inspector, informed the Commission hat the Fairhope Licht Club had applied for a building permit. Councilman Shull made motion of approval. Motion carried. The Commission asked Mr. Stearns to remind the Club to check their Flood Insurance coverage before building. Mr. Stearns submitted plans for the addition of a Sanctuary to the existing building of the First Baptist Church. It was noted that since the original plans had been submitted before construction of the existing building, the Plans had already been approved. The Commission discussed the draft of the proposed new ordinance and under 4.82 M-2 GENERAL INDUSTRIAL DISTRICT: 4.821 decided to change the section to read as follows: Uses Permitted: Any industrial, service or commercial use, except those which after due review and study by the Planning Commission are found to cause noise, smoke, gas, vibrations, which would be detrimental '%,_.o the adjacent environment or to the city as a whole. The Commission will meet on February 18th at 7:00 P.M. to further study the proposed Ordinance. Meeting adjourned at 7:06 P.M. Respectfully submitted by: Marion C. Mason, Secretary r
