FAIBHOPE PLANNING and ZONING COMMISSION
January 6th, 1975
The Fairhope Planning and Zoning Commission met in regular
session January 6th, 1975 at the City Administration Building, 387
Fairhope Avenue with the following members present: Chairman John
Parker, Chester Billie, Dr. Pierce Frederick, Bay Gibson, Herford
Field and Councilman Barny Shull. Mayor Nix, Cecil Pitman and Jack
Kirk were absent.
The minutes of the December 2nd, 1974 meeting were presented and
approved.
The Proposed Fairhope Zoning Ordinance, Section &1 4.22 (b)(2)
was discussed. Mr. Don Pruett suggested changes in the section.

After discussion the following wording was•proposeds
4.22 (b)(2) Sides Each lot shall have a side yard
-'f total width of thirty feet (30)
with a minimum of ten feet (10)
on either side.
Under Section 6.93 Parking Schedule the following rewording was
proposed:
6.93 2. Multiples One (1) car space for every one
hundred (100) square feet of area
under roof.
Bequirements for set -backs on corner lots were discussed but
no action was taken.
Mr. Pruett stated that all revisions should be mode on the
written portion of the Zoning Ordinance by the end of February to
be approved at the Commission meeting in Maroh and presented to the
City Council at their regular meeting in March. Chairman John Parker
asked the Commission to meet on January 20th at 7:00 P.M. to further
study the Ordinance.
Meeting was adjourned at 7:15 P.M.

Churches, Other Places of Worship, Schools, Kindergartens and
Day Care Centers which provide more than fifty (50) off-street
parking spaces are exempt from the landscaping requirements of
Section 6.94, Special Re uire

tions have or provip a perimeter landscaping, open space or
playground areas.

Section 6.932 Public Assembly:
Experience and observations indicate that the minimum parking
spaces required by existing regulations are often inadequate;
therefore, a reduction in the number of parking spaces required
will probably result in resorting to added use of streets fo►•
parking automobiles.

visions of the existing requirements could be achieved by the
Board of Adjustment where it has been demonstrated by the
petitioner that relief, if granted, would not cause substantial
detriment to the public good or impair the purpose or intent of
the ordinance.

6.944 Paved surfaces for off-street parking shall pro-
vide a 10' x 20' space for each parked vehicle
plus adequate area for all necessary ingress and
egress and manuevering. To further provide for
the atmospheric needs of our ecology and for
the admission of rainfall to our ground water
supply, landscaped areas in parking lots for
more than 50 cars shall be provided within the
perimeter of such parking lots having a minimum
total of 10 (ten) square feet of area for each
parking space excluding perimeter areas in
which landscaping is required. They shall be
located so as to break up the expanse of pave-
ment and to guide traffic flow. They shall
be so graded as to receive a reasonable portion
of the rainfall from the surrounding pavement
and not be set apart with solid curbings. In-
dividual bumper -curbs in each adjacent parking
space shall be used to protect the landscaped
areas. Trees in these interior landscaped areas
are recommended as desirable but are not required.
However, shrubs and grass as described above for
perimeter landscaping must be provided in these
landscaped areas.•

6.946 No signs of any kind shall be erected except in-
formation signs used to guide traffic and to
state the condition and terms of the use of the
lot. Only non -intermittent white lighting of
signs shall be permitted.
