Planning and Zoning Commission Meeting, Monday, January 7, 1974
The Fairhope Planning and Zoning Commission of the City of Fairhope
met in regular session at the City Administration Bullding,
Fairhope Avenue Monda Janus 37
P , Y. z'Y 7, 1974 at 5:00 P.M. with the
following members present: Chairman John Parker, Mayor James P._Nix,
Councilman Sam E. Box,, Dr, Pierce Frederick, Mr. Chester Billie,
Mr. Harford Field, Mr'. Cecil Pitman, Mr. Jack Kirk and Mr. Richard,
Pruitt, Planning Consultant,
CASE N0. Z-1-74 Application of Thomas, Harrell and Jones for iohange
In Zone from B-2, General Business and R-2 Single Family Dwelling
to R-3, Multiple Family District, Block 18, Volanta was presented
by Mr. John Thomas. Petition with approximately 50 names and several
letters were presented to the Commission protesting the change,
A group of Residents of the Area were present, all protesting the
rezoning. Mr, Pruitt, Planning Consultant, recommended that the
application be denied for the following reasons:
1. There has been no apparent change in basic land use
conditions that would justify a change in zone.
2. The requested change appears to be out of scale with
the needs of the neighborhood and would probably adversely influence
living conditions In the neighborhood.
3. High density development of the subject property would
alter the traffic load on Pensacola Avenue to the extent that unsafe
conditions may be created.
CASE NO. S-1-74 - Application of Hoyt and Eula Vines for resubdiv-
ision of Lots 7 & 89 Blk. 4, Div. 3, located on corner of Summit
and Blakeney was improper at this time as it is land of the ftirhope
Single Tax Corporation and should have been presented to them before
being submitted to the Zoning Commission. No action taken.
CASE NO. S-2-74 - Application of Fairhope Single Tax Corporation
by William F. Olsen, Jr. for final approval of replat of Lots 139 1
149 15 and 16 in Block 37-42, Magnolia Beach Addition, to correct
conditions relative to, building and fence encroachments. Planning
Consultant reoommended,approval subject to a 35 ft. building setback
line being shown on the plat and a variance allowing 72.2 foot lot
width instead of the minimum 75 ft, required for an Rr-2 Zone.
Motion by Mr. Sam Box seoonded.by Dr, Pierce Frederick that applica-
tion be approved subject to recommendations of Planning Consultant.
Motion carried.
