FAIRHOPE PLANNING AND ZONING COMMISSION
REGULAR MEETING, MONDAY NOVEMBER 1, 1971_
5:00 P.M., CITY HA-LL, FAIRHOPE, A'LABAmA
Present: Chairman Parker, members: Pitman, Kirk, Gates, Arnold
and Frederick.
Absent: Members: Macon, Box, Bung.
Visitors: Mr. Bateman, George, Arnold, Forsman, Rickarby, Dyson,
King, Maury and Mrs. Broughton.
Minutes of previous meeting approved as read.
Alexander King, representative of Builders Homes, Inc., appeared
concerning with holding of building permit for house on remaining
lot on Dan Horne Lane. Building inspector explained lot in ques-
tion was sold by metes and bounds in conflict with present sub-
division regulations. Discussion disclosed that through the years
houses had been built on lots similarly described, in this acerage.
Motion by Mr. Pitman, seconded by Mr. Arnold, that, due to the
circumstances surrounding this application, the Planning Commission
waive its usual procedures and direct Mr. Dyson to issue this build-
ing permit to Builders Homes, Inc., on Dan Horne Lane. Motion car-
ried.
Application of Louise P. Maury to rezone from R-2 to R-3, two lots
on the southwest corner of School and Equality Street. Motion by
Mr. Pitman that the rezoning application of Mrs. Louise P. Maury
be accepted for advertising at the next regular meeting. Motion
carried unanimously.
Plat of Fairwood #17, two lots, presented for preliminary and final
approval by A. M. Gates who stated that streets were paved, sewer
line installed and water line promised but not in. Lack of name
"Fairwood #17" except for ball-point handwritten words~ noted. Mo-
tion by Mr. Arnold seconded by Mr. Kirk that preliminary and final
approval be given "Fairwood #17 S,ID, subject to namey Fairwood #17"
appearing in regular print in certification block of original
tracing. Motion carried.
Forsman and Rickarby present plat of "Elite Hill S/D" for prelimi-
nary approv al of all lots and final approval of lot 2, unit 1.

Mr. Pitman, seconded by Mr. Kirk that prelininary ap-�
given to all lots in Elite Hill SfD and final approval /
Health Department. Motion carried.
The Meadows" a proposed S/D of Builders Homes, Inc., located on
East side of Greeno Road south of Nichold Avenue in the police
jurisdiction was discussed. Mr. King was advised to gather more
information on utility required. On question of annexation of this
ace -rage the Commission decided no recommendation should be .made
without further study.

' Unit four of Park Terrace was presented fa, -final approval. All
streets are paved but wat er lines not installed throughout S/D.
Motion by Mr. Arnold, seconded by Mr. Frederick that final approval
be given Unit 4, Park Terrace S/D, subject to all utility require-
ments being met to a given lot prior to issuance of building per-
mit for that lot. motion carried with Mr. Pitman abstaining.
Motion by Mr. Frederick seconded by Mr. Gates that special meeting
be held Monday, November 8, 1971 at 5:00 P.M., for purpose of dis-
cussing revision of subdivision regulations. Motion carried.
Mr. Arnold spoke on need of revision of Zoning Ordinance and desira-
bility of annexation considerable land to the east of Fairhope.
There being no further business meeting adjourned.
