FAIRHOPE PLANNING AND ZONING COMMISSION Regular -and -Public Meeting Friday, June 51-1964 ; 4: 00 P. M. City Hall Present: Members Frederick, Bagnell Bung, Absent: Chairman Woolley, Members Gaston, Visitors: Mr. Jansen, Bailey, Dyer, Bateman, Mr. Byrne acted as chairman. Minutes approved as read. OLD BUSINESS: Schneider, Kirk, Pitman. Spader. Dyson, Byrne, Rickarby. Application of L. /. Boone to rezone from R-9 to M-9 tract of land 7A. located on Section St. south ofr6i,9,#,e9�ulley dW No opposition to rezoning appeared. Motion by Mr. Schneider, Seconded by Mr. Pitman, that the Planning and Zoning Commission recommend to the City Council the rezoning of land as requested by L. /. Boone. Motion carried unanimously. Plat of Robert Green's second addition to Deep Tree Forest subdivision resented for final approval. Motion by Mr. �Pitman, seconded by Mr. chneider that final approval be given to second addition to Deep Tree Forest Subdivision subject to addition of lot dimensions on Maple Avenue and corner angles on new lots. Motion carried unanimously. Discussion of topo map tabled until Mr. Arnold is present. NEN BUSINESS: Copy of letter from City Attorney Rickarby to City Planner Bateman concerning a junk yard as existing non conformin use in R-9 district. Building Inspector was instructed to check on situation and report to Commission. Ted Dyer appeared requesting advice on rezoning 9 A of his land on corner of Volanta and Greeno. Claude Jansen also requested advice on rezoning parcel of land on Greeno Blvd. north of Coastal Concrete pplant. Motion by Mr. Kirk, seconded by Mr. Frederick that a special meeting be called to -reconsider the rezoning applications of Mr. Dyer and Mr. Jansen when said applications are filed with the secretary. Letter from Paul Gregor with Vat of an unrecorded subdivision of Lot 93 of the subdivision of the 9/2 of NE 1/4 of Section 17, T6S, R2E said unrecorded subdivision showing Lots 9 & 2 fronting on Ingleside Avenue and lots 3 & 4 fronting on Blue Island Avenue. Motion by Mr. Bung, seconded b Mr. Kirk, that the above Paul Gregor subdivision be accepted with the following provisions (1) lots 9 & 2 be given preliminary and final approval 0) lots 3 & 4 be given preliminary approval with final approval subject to compliance with all requirements of the subdivision ordinance .Q) that above approvals are contingent upon a properly executed subdivision application. Motion carried unanimously. Claude Arnold representing Robert Green presented.plat of 2nd Addition to Deep Tree Forest Subdivision reqquesting preliminary approval. Motion by Mr. Schneider, seconded by Mr. Bung that preliminaryy approval be given to above plat, subject to application in the prescribedpform. /lotion carried unanimously. Mr. Arnold pointed out certain undeveloped land where ci ty sewer is not available and County Health Department rules unsuited -for septic tank. He suggested that Planning Board recommend to City Council enactment of ordinance stating that if subdivider installs sewer system in such districts be shall be reimbursed a pro rata share for each connection made to the system. The ^Commission decided to place on June agenda discussion of topo map of city and police jurisdiction on 5 contour. There being no further business meeting adjourned.
